Villa Renovation - Anzio
Complete refurbishment of an 1980s villa into a modern, energy-efficient residence
Initial Condition
The building showed several critical issues both in terms of energy performance and internal layout, with outdated construction and mechanical systems.
Existing State
- Reinforced concrete structure with deterioration of the concrete cover in corner columns
- External brick cladding with visible inconsistencies due to previous non-uniform repairs
- Access ramp to the basement garage undersized and unsuitable for modern vehicles
- Widespread moisture issues on the perimeter walls of the basement level
Intervention
The project involved an integrated upgrade of both the building envelope and systems:
- Structural restoration of columns through removal of deteriorated concrete cover, protective treatment, and installation of insulation panels to eliminate thermal bridges
- Uniform finishing of façades through repainting of the existing cladding
- Construction of an infinity pool with compensation tank located in the former driveway ramp area
- Addition of a solar greenhouse
- Replacement of the heating system with a heat pump
- Installation of underfloor heating integrated with air distribution through suspended ceilings
- Installation of a photovoltaic system with battery storage and solar thermal system for domestic hot water
- Replacement of existing windows with slim-profile aluminum frames
- Construction of a steel canopy for car parking
- Improvement of wall insulation through cavity insulation injection


Result
A fully renovated residence featuring high energy performance, improved living comfort, and a contemporary architectural language.

Intervention
- Demolition of the existing technical room and removal of roof cornices
- Installation of external thermal insulation (ETICS) on walls and roof
- Implementation of a Mechanical Ventilation System (MVHR)
- Construction of a wooden pergola
- Replacement of heating system with a heat pump
- Installation of underfloor heating integrated with air distribution
- Installation of photovoltaic system with storage and solar thermal system for DHW
- Full replacement of windows with high-performance frames
Result
A fully upgraded building in terms of energy efficiency and functionality, with improved spatial organization and enhanced indoor comfort.

- Reinforced concrete structure with pile foundations, vertical elements, and beams, with hollow-core slab floors
- Masonry infill with hollow clay blocks (poroton)
- Pitched roof construction
- High-performance PVC window frames
- Installation of photovoltaic and solar thermal systems with storage
